Why We Don’t Typically Use Facebook Marketplace to List Rental Properties


People often ask why we don’t use Facebook Marketplace to advertise rental properties. It’s a fair question — Facebook is a powerful tool that can reach a wide audience. However, experience has shown us that it isn’t the most effective or efficient platform for quality rental listings.

Why We Don’t Rely on Facebook Marketplace


Over time, we’ve noticed several consistent patterns that make Facebook Marketplace less than ideal for professional property management:

  • High Scam & Fraud Risk: Many private landlords use Marketplace, which unfortunately attracts “professional tenants” — individuals looking to take advantage of less experienced landlords.
  • Unqualified Leads: A large percentage of inquiries come from people who aren’t serious about renting or who are simply “tire kickers.”
  • Sales Pitches: Instead of genuine tenants, we often get messages from people trying to sell us services or unrelated products.
  • Low Conversion Rate: The quality of applicants compared to the number of messages received is very poor, making it an inefficient use of time and resources.


Platforms That Work Better


We focus our efforts on platforms that consistently deliver qualified leads and successful rentals:

  • Kijiji: When a property is priced right, Kijiji provides excellent visibility and attracts serious renters.
  • Our Website: Our own site is well-known in the region for reliable rental listings. It’s also syndicated by other marketing platforms such as Rent Life, expanding exposure even further.
  • MLS (Multiple Listing Service): For clients who want the widest possible reach, we can collaborate with a local broker to list the property on MLS. (Please note that MLS listings involve realtor fees.)


We’re Paid When You’re Paid


We only succeed when our clients do. If Facebook Marketplace produced strong, consistent results, we’d be using it every day. But the data — and our experience — simply don’t support that.
