Rental Housing Market Update & Community Highlights
As we step into Spring 2026, we’re seeing meaningful changes across the rental housing sector. In this edition, we’re covering key market shifts, legislative updates, Landlord and Tenant Board news, and a special community initiative close to our hearts.
📉 Rents Are Going Down
The drop in rental prices is real.
Over the past several months, we’ve seen a noticeable shift in the market. Increased supply, affordability pressures, and changing renter behaviour have contributed to softer rental rates in many areas. Units are taking longer to lease, and price sensitivity is higher than it has been in recent years.

📜 Bill 60 Was Passed — But Nothing Has Happened
The provincial government moved quickly to pass Bill 60, creating significant discussion across the housing sector.
However, despite its rapid introduction and passage, we have not yet seen practical implementation changes affecting day-to-day landlord operations.
We continue to monitor developments closely and will provide updates as soon as meaningful changes begin to affect landlords and property managers.

⏳ Hearing Times
Hearing delays remain a challenge, though timelines have stabilized compared to peak backlog periods. Scheduling varies by region and application type.
💻 Online Hearings
Virtual hearings continue to be the primary format. While convenient, they require proper preparation — documentation must be organized, submissions timely, and technology tested in advance.
🤝 Payment Agreements
There has been increased emphasis on negotiated repayment agreements. In some cases, entering into structured payment plans may result in faster resolution than waiting for full hearing outcomes.
🚪 Sheriff Times
Enforcement timelines remain inconsistent. After obtaining an eviction order, scheduling with the sheriff can still take several weeks, depending on regional demand.
